The certificate of occupancy (in Spanish it names Certificado de segunda ocupación), is a document issued by a competent technician certifying compliance with the minimum requirements of habitability and safety of an established property RD 151/2009 – by Spanish Goverment, which procedure can vary depending on each municipality

FOR WHAT IS?
Is a technical report certifying that a space can be inhabited by people at the level of sanitation, hygiene and solidity. This regulation is authenticated by autonomous regions and regulated by town halls of each municipality.
HOW DOES IT PREPARE?
To get your certificate of habitability certificate you must contact to a competent official technician registered in the competent professional association. The professional need visit the property, to take measurements and appropriate checks, take the necessary photos and certify that housing complies with minimum conditions. This is summarized in the official document is issued by technician, register with the Professional Association and signed by the technician. Two copies are delivered on paper with an original signature and a digital copy.
¿WHAT I DO WHEN I GET IT ?
It’s not enough to have only the certificate issued by a technical. You need take tne necessary steps. To obtain a license and supply contract companies need to present at the council of the municipality in which the property is locate. HOW LONG IT TAKES?
Since we visit to the property for data collection and until obtaining the Second Occupation Certificate, we guarantee a maximum period of 48 hours to all our customers
WHEN IS REQUIRED?
It is obligatory for all homes that are not first occupation, when it is not new construction. You need it for rent and sell house and it is required by water companies, gas, electricity and telecommunications to make the supply. In short, to contract the service of electricity, water, etc. it should have this technical document.
WHAT DOES IT CONTENT?
This certificate should have, at least, the following information:
- Declaration responsible of competent certifying
- Compliance with current regulations
- Photo report of visit
- Sketch or plan of property
- Be registered and / or certified by a Professional Association
WHICH VALIDITY HAS?
Expire every 10 years or whenever substantial changes are made, such as renovations, extensions, etc.
