The owners of this isolated single-family house with swimming pool wanted to extend the constructed area completely renovate it. They came to our company, and we help and advise them in the field of urban planning regulations, carry out the architectural project of extension and then execute the work.
The plot on which this chalet is located has an area of 600 m2 and its location is unbeatable, as soon as it’s located in La Zenia beach, Orihuela Costa, province of Alicante. A new floor with an area of 77.59 m2 was expteded, so the total constructed area reached 213.38 m2. In addition, the basement and ground floor were rehabilitated.
The works began in November 2015. The deadline is set for the end of 2016.
Once the works are finished, the composition of the house is as follows:
- Basement: garage, storage rooms and spa area, and wine bar.
- Ground floor: access to the house through a lobby, living room, kitchen, gallery, dining room, 3 bedrooms, 2 bathrooms and hallway.
- First floor: hallway, 3 bedrooms, 1 main bathroom, laundry room and hallway. This floor can be accessed by an independent staircase from the plot.
- Top floor: open terrace with panoramic views of the Mediterranean sea.
The foundation was initially executed with H.A. and isolated footings. It was necessary for the extension of the house to lower the height, to execute the retaining walls and reinforce the load-bearing walls, which will support the extended floor.
Reinforced concrete 25 cm thick walls, calculated with flexo-compression, executed on two sides of the consistent walls.
The supporting structure of the house before the works was made with concrete block loading walls. For the extension of the first floor, we used some pillars of H.A. of the variable section according to the plans of the project, whose support was taken to the foundation.
Slabs 1 and 2 were reinforced, as they already existed. The new slab 3 is unidirectional, and it was made with prestressed joists and polystyrene vaults in order to reduce the weight and overload of the structure as a whole.
Vertical ceramic triple hollow brick partitions of 11 cm thickness with elastic bands in the support to improve acoustic behaviour. Horizontal partitions with a reinforced concrete structure.
All materials are of high quality, with natural stone cladding elements, ivory cream marble for exteriors, porcelain and wood laminate flooring, porcelain and gypsum plaster interior finishes with a smooth finish, plastic paint and plasterboard ceilings.
