Acoustic audit

This is a check of the sound insulation condition of structural elements, windows and doors in residential premises or in commercial and industrial premises located in residential buildings or in the immediate vicinity of them. This is included inLaw 7/2002 of December 3on “Protection against Noise Pollution”. Everyone who was operating as of December 14, 2005 must carry out the first acoustic measurements no later than December 14, 2006.

WHEN SHOULD YOU DO IT?

According to Article 37 of Law 7/2002, all new buildings must have a certificate confirming the sound insulation of external walls, interior walls, floors and other dividing elements in rooms where noise sources may be located. In the case of commercial premises, their owners will be required to control the level of noise emitted and the noise level in the surrounding area. Such control is carried out by carrying out acoustic measurements before starting activities.

ACOUSTIC CERTIFICATE EXPIRATION DATE

For residential premises, in order to receive a certificate of completion, it is necessary to confirm that the level of sound insulation of this premises meets the requirements established in the project.

For commercial premises, in addition, it is necessary to carry out acoustic measurements at least once every 5 years.

WHAT DOES AN ACOUSTIC CERTIFICATE CONTAIN?

The acoustic certificate must contain at least the following sections:

  • Description of the activity.
  • Conditions for taking measurements (date, time and specialist who carried out the measurements).
  • Location of control points for measurement and description of methods used.
  • Equipment used.
  • Results obtained.
  • Rating levels.
  • The degree of sound insulation of each structural element of the room under study.
  • Assessment of compliance with legislation.

HOW TO MAKE AN ACOUSTIC CERTIFICATE?

The acoustic certificate or acoustic measurements must be carried out and then signed by an authorized company that is registered with ENAC (National Accreditation Organization). To create a report you need:

  • Identify and characterize the main sources of noise. In the case of a residential premises, it is necessary to check the sound insulation of the most problematic facade (where there are the most windows to the outside).
  • In a residential area — check the noise level and sound insulation of the facade. At an industrial facility — take measurements along the perimeter of the site.
  • If the object was already in operation, measure the background noise level under the same conditions (period, time, working day, etc.).
  • Measure the level of sound insulation of structural elements between houses or, in the case of commercial premises, between adjacent premises and houses.
  • Draw up a report indicating the results of the measurements taken and checking these results for compliance with the building code.

MEASUREMENT CONDITIONS

Acoustic measurements should be carried out during the day between 8:00 and 20:00.

  • Environmental conditions must be acceptable.
  • During testing, only a competent engineer or technician and one person representing the interests of the contracting parties may be present in the room or site.
  • Before taking measurements, all construction and repair work on the site must be completed.
  • No activity should take place at the site under study.
  • Access to all parts of the house or premises must be provided.
  • Power supply must be available to connect the required equipment.

HOW LONG DOES IT TAKE TO CREATE AN ACOUSTIC CERTIFICATE?

CERTIFICATE AND ACOUSTIC AUDIT OF NEW BUILDING

According to Royal Decree 1371/2007, any new buildings or residential buildings upon completion of construction must obtain an acoustic certificate, which is needed to request a license for initial occupancy. This is the last procedure necessary to conclude contracts with suppliers of electricity, water, gas, etc.
