Commissioned and designed by Arcostec for the purpose of permanent residence for the owners, this complex consists of a main villa, a guest house and a private outdoor pool. The property is located in one of the most picturesque places in the south of the Costa Blanca (Spain). The location of this luxury complex is one of the most attractive, as it is located in the heart of Cabo Roig, an area very popular with wealthy foreigners. The property is located on the second line of the sea and has magnificent views of the Mediterranean Sea, Mar Menor, La Manga and Vega Baja.

The plot on which the complex is built has a total area of 1,938.00 m2. This is the result of a fruitful collaboration between Arcostec Group 2020 S.L. and PM2 architecture. It is a unique complex in its own way, since in the entire Cabo Roig area, the land area rarely exceeds 1,000 square meters and if there were large plots of land, the price of them was prohibitive. We managed to find the ideal price/area combination. The company's specialists carried out architectural design, a complete calculation of engineering facilities and structures, and calculations of supporting structures. It was decided to choose Aitana construction activities as the main contractor.

At the request of the owners, two single-family homes were designed. The first is the main house, with an area of 1015 m2 and the second, the so-called Guest Pavilion with a total area of 335 m2. m The total area of the two buildings was more than 1,350 square meters. In addition, an outdoor swimming pool with dimensions of 18 x 6 meters was designed for comfortable use of the pool throughout the year, a special heating system was developed.

It is important to note that the company's specialists had to demolish a previously built house. The building did not present structural pathologies and was generally in satisfactory condition, but due to the difference in the geometry of the future building, the large difference in footage and other structural incompatibilities, the specialists were not able to save any part of the old building and had to Completely demolish the old building.

A special demolition project was prepared for the demolition of the old building. After its preparation and subsequent presentation to the professional association of architects for approval and digital signature, this project was presented to the urban planning department of the Orihuela Costa City Council. After paying the appropriate taxes and submitting all necessary documents correctly and on time, a demolition license was issued. The next stage was to involve specialists in the removal of construction and structural waste; Then the demolition work of the building and removal of construction waste for subsequent recycling was carried out.

MAIN HOUSE

The total area of the main house is 1,015 square meters. The living area is 910 square meters.

The villa has four levels (floors). Basement, first floor, second floor and solarium terrace with entrance tower.

The internal division of the main house consists of the following rooms:

Basement: Garage, laundry room, cinema, cellar, 2 toilets, gallery and access staircase to upper floors.

Ground floor: Entrance hall, hall, area with stairs to upper floors, 2 offices, 1 toilet, living room, living room-library, open-plan kitchen, dining room and 2 summer terraces.

Second floor: Master bedroom with ensuite bathroom and wardrobe, area with stairs to upper floors, 2 bedrooms, 2 bathrooms and meeting room with panoramic views.

Upper floor: Laundry room, access area to stairs and library.

To give strength to the future foundations, excavation work was carried out until the soil reached the required strength. The foundation is made in the form of footings with reinforced concrete containment guides with different section thicknesses depending on the place of application. For the flooring at basement level, a reinforced mesh is used to provide the necessary rigidity and a special water-repellent fabric, thus preventing excess humidity and groundwater leaks into the basement.

The walls are made of reinforced concrete with a thickness of 25-35 cm, depending on the place of application and technical requirements. The resistance calculation was carried out taking into account the simultaneous action of longitudinal compression and transverse forces.

The vertical load-bearing structures consist of the following components: rectangular reinforced concrete walls and columns with variable section thicknesses calculated in the project. Additionally, structural steel columns and trusses are used. Horizontal structures are built from blocks, using concrete, reinforcement and tension mesh.

Interfloor ceilings are manufactured using the following technology: along the perimeter of the hollow brick blocks the so-called "ribbed" reinforcement is laid, the structure is filled with durable concrete and tightened with a mesh. The diameter of the reinforcement varies between 12 and 35 mm. This design changes for the lower floor, where tension beams are also used to increase the strength of the structure. This design is also used for the reading room on the upper floor and on the sunken terrace of the main guest lounge.

Light plasterboard walls are used in the basement, while for the rest of the floors it is planned to use special hollow ceramic bricks 9 cm thick. In addition, thermal and acoustic insulation is used on all walls. Cavities for laying communications are made by covering the walls and covered with a special quick-drying cement mixture.

All finishing materials used are of only the highest quality. One part of the facade is faced with natural stone, while the other part is faced with white plaster, followed by treatment with a special fixing solution.

The floor coverings are made of natural marble, ceramic tiles in bathrooms and toilets and natural wood laminate in bedrooms and offices. A smooth plaster screed is used for wall covering, followed by treatment with plastic paint. False ceilings are made of plaster, and in addition, multi-level stretch ceilings with LED lighting are used.

GUEST HOUSE

The second object of the site is the so-called pavilion for guest accommodation, it has 335 m2 of total area and 270 m2 of residential area.

This pavilion, like the main residential building, consists of four levels: basement, first floor, second floor and a terrace with a turret where the entrance to the stairs leading to the lower floors of the building is located.

According to the architect's idea, the main use of this building is a spa salon, a summer recreation area, a bath and a temporary residence for the owners' guests. Its internal division is presented as follows:

Basement: Laundry room, storage rooms and billiard room.

First floor: Large entrance hall with staircase to the lower floor, gym, bathroom, SPA and sauna, American-style summer kitchen used as a guest kitchen and summer kitchen where the servants will work for the owners.

Ground Floor: The main use of this loft apartment is temporary guest accommodation. This apartment consists of a master bedroom with its own wardrobe, bathroom, living room, American kitchen and covered terrace with panoramic views of the sea and the Cabo Roig area.

Second Floor: This area is completely dedicated to the installation of engineering systems and therefore is not intended for spending time.

The vertical load-bearing structure is made of reinforced concrete with variable reinforcement thicknesses to guarantee maximum stability and resistance. The horizontal structure is made up of 22 + 5 cm thick tensioned beams and light pressed blocks.

The ceilings between floors are formed by longitudinal beams, reinforced with reinforcement of different section thicknesses. Lightweight extruded panels are also used to lighten the structure while maintaining nominal strength.

The interior walls are plasterboard structures with thermal and acoustic insulation. The installation of public services, electrification systems and a smart home is preliminarily carried out.

OUTDOOR POOL

The water surface is 108 square meters and the volume of the pool is 225 cubic meters.

This private pool, located on the plot, has a rectangular shape. The designers planned to install numerous hydromassage points and SPA elements.

To ensure the purity and treatment of the water, a bromine purification system and an electrolysis system were installed. This guarantees maximum cleanliness and operating comfort. In addition, a pool air conditioning system was used using a water heating system that has a very high efficiency. Thanks to this system, the pool can be used 12 months a year.

Access to the pool is via an inclined slope 2.5 m long and 30 cm high. Special non-slip walkways that imitate natural wood are installed around the perimeter of the pool to ensure the comfort of users.
