The owners of this single-family home contacted us to carry out work to increase the living area. The property is located in one of the picturesque areas with its own private pool and within walking distance of the best beach in the area, La Zenia, on the Mediterranean coast of Spain. The specialists of the ARCOSTEC company consulted with the client on all issues of interest and then completed all the construction work on the second floor with a panoramic terrace and the approval of all changes in the urban planning department of the Orihuela Costa City Council.

The area of the plot is 600 square meters. Initially, the total area of the house, which was on a single floor, did not exceed 120 square meters. After all the necessary project documentation and subsequent obtaining permission to carry out major construction works, the so-called “major works”, the total living area of this property increased to 213.38 square meters. In addition to all this, work was done on the complete restoration of the first floor and basement, with façade elements and landscaping of the site.

Construction work began in November 2015, with the estimated date for completion of the work to be carried out being the end of 2016.

According to the project, this object consists of:

  • Basement -1: Garage, storage room, SPA area and cellar.
  • Ground floor, level 0: Access to the house through the main entrance, living room, kitchen, gallery, 3 bedrooms, 2 toilets and hallway.
  • Second floor, level 1: 3 bedrooms, 1 bathroom, toilet, laundry room, hallway. Access to the apartment is via an independent external staircase.
  • Solarium, level 2: Outdoor terrace with panoramic views of the Mediterranean Sea and the surroundings of La Zenia and Orihuela Costa beaches.


Before the work to increase the living area, the foundations were made of reinforced concrete. To increase resistance by adding another floor and terrace, work was done on reinforcing the beams. Additionally, retaining walls were used to ensure that the new facilities were not damaged by potential landslides.

The load-bearing walls are made of reinforced concrete with a thickness of 25 cm. In calculating the thickness, the torsion and compression technique was used to determine the resistance threshold of the structure.

Before the expansion works, the structure of the building was made up of load-bearing walls made of concrete blocks. To increase the load on the walls, it was decided to introduce reinforced concrete columns with a variable cross section depending on the place of application. The interfloor ceilings were already placed directly on these supports.

The company's specialists reinforced the existing ceiling on the first floor. The new floor was constructed with lightweight polypropylene beams, the purpose of which was to reduce the weight of the floor while maintaining structural strength.

For the interior walls, 11 cm thick hollow bricks were used. A special elastic material was used between the masonry and to improve the sound insulation of the rooms. Reinforced concrete was also used.

At the request of the client, when tiling the home, only high-quality finishing materials were used. Cream colored marble slabs, ceramic tiles for interior work, the rooms have been plastered to give a smooth finish to the walls. Plastic paint and false plaster ceilings were also used.
