A spectacular project of a detached ultra-modern luxury mansion. The total housing area is 323.45 m², the housing is divided into two residential floors, with large open terraces, balconies and a flat roof. Its internal usable area is 153.98 m² and its total built area is 192.12 m². This project was located on a polygonal plot with pronounced slopes with a total area of 905.00 m². The culmination of this entire complex is a swimming pool measuring 14.50 x 3.00 m (length x width) and 43.50 m² of water surface.
Adapting the location and design of a house to a specific plot of land is one of the most important tasks of a designer. It is necessary to take into account many factors, such as gradients, geometry, presence of vegetation, communications, etc. All this, without forgetting to comply with and take into account the city regulations of the relevant municipality (setbacks from the perimeter fence, maximum height, maximum buildability, etc.). ). It is also necessary to take into account the needs and wishes of the developer, such as aesthetics, the presence of a swimming pool, parking, recreation areas, equipment, etc. In this project, we believe that the geometry of the site can be of different shapes and, depending on the municipality, its area must be at least 500 m².
Finally, do not forget about the integration of the project into the landscape. As is already customary in our company, each project that we develop and implement is fully integrated into the landscape in each specific case. This time it was a plot of land with many pine trees and vegetation, which were “saved” after the construction of the house, leaving the client the opportunity to enjoy the Mediterranean forest.
We would like to point out that this project was commissioned by Real Way, an agency collaborating with us and located in Javea, whose professional activity is the Spanish-Russian luxury real estate market. We designed this house, located just 800 m from the sea, in an easily accessible location and with 24-hour security, in one of the most prestigious and picturesque areas of the Marina Alta region.
We care about the environment, so this project was created using special technologies to create a home with minimal energy consumption and completely energy efficient. This was achieved through a more environmentally friendly construction process and completely sustainable materials. This is the case, for example, with wood that comes from Northern Germany with the exclusive seal of certified forests. In contrast, the outdoor Infinity pool with a 43.50 m² water feature and a perimeter waterfall on one side gives the exterior a more elegant and natural atmosphere.
A very labor-intensive architectural project, custom-made taking into account the client's wishes in details and finishing. Housing with spacious and bright spaces, using 100% of the maximum built-up area. If a larger area is needed, a semi-basement floor can be added, either for underground parking or simply for a living room for the whole family
