Due to the significant growth in sales of second-hand properties, estimated to have increased by 24% during the first half of 2015, ARCOSTEC professionals have completed more than 300 technical certificates and reports so far this year. Furthermore, the recent recovery of the new-build property market and the construction of new residential developments suggest that the volume of work will increase even further throughout the rest of the year.
Special attention should be given to the Energy Performance Certificate (EPC) for existing residential and commercial properties, which has accounted for the highest number of requests since its introduction in Spain in 2013. This certificate is required for the sale or rental of properties throughout Spain, subject to applicable legal exemptions.
The Second Occupancy Certificate, required to obtain the Habitability Certificate, is also highly requested by our partners and clients. Its purpose is to demonstrate that a property meets the minimum requirements for residential use and occupancy. Furthermore, utility companies (Iberdrola, Aguagest, etc.) require this technical document when arranging their services. In Torrevieja (Alicante), for example, since this requirement became mandatory in October 2014, the ARCOSTEC technical team has issued more than one hundred such certificates.
