Description Global renovation of an apartment on Valencia street in Torrevieja
We are pleased to present another fully renovated apartment in Torrevieja, carried out by the company Arcostec and its collaborators and subcontractors. The objective of this project was to perform a complete and comprehensive renovation, redesigning the spaces by replacing all installations and equipment, of a property located near the central beaches of Acequión in Torrevieja, just 200 meters away, which was over 35 years old. The intervention took place in 2018 and included, in summary:
- Development of a detailed interior design project
- Detailed measurements and itemized estimates
- Application for municipal building permits
- Conclusion of the work contract with the client

BRIEF SUMMARY OF WORKS PERFORMED:
In 2018, one of our clients, with whom we have already completed several renovations of this type, contacted us. The reason for their approach was to improve the condition of their apartment and ensure its durability for many years to come. They were convinced that a significant investment in the complete and comprehensive renovation of their property would result in long-term positive outcomes, amortized in less than 8 years.
Now, how did the process of initiation, development, and conclusion unfold? Here's what we did:
First, we visited the apartment to take photos, measurements, and necessary data to create a detailed floor plan, based on which we prepared a detailed itemized estimate. The photos below show the condition of the apartment before the start of renovation. As mentioned earlier, the building in which the apartment was located was over 35 years old, making it evident that the decoration and style were characteristic of that era (with a few exceptions in appliances).
ON-SITE CONDITION BEFORE RENOVATION:
Once the existing distribution plans of the house before the renovation were established, three alternative proposals for new distribution were presented to the client, improving the spaces and their functionality. About two weeks of office work were spent making corrections and considering the promoter's observations, after which the final definitive distribution was established, serving as the basis for the detailed estimate.
Subsequently, the team of designers, architects, and decorators from Arcostec proceeded to carry out the comprehensive renovation execution project by drawing up plans for installations, equipment, replanning, furniture, exterior aluminum and wood carpentry, finishes, and detailed elevations. The time devoted to the detailed project was 2 months.
In parallel with the definition of the project through detailed plans of all elements, the corresponding municipal license application for the works was made. This was the Minor Works Responsible Declaration of Torrevieja, necessary to legalize all planned works. Additionally, a municipal permit for Occupation of Public Road (O.V.P.) was requested and processed to place the waste container on the street and reserve a space for storage and unloading of materials throughout the works. Once the municipal work permit, i.e., the Minor Works License, was obtained, the start date of the renovation works was confirmed with the client, following the signing of the delimitation report, which took place 15 days after the confirmation and completion of the complete works estimate.

DURING THE WORKS:
During the complete renovation and integral rehabilitation works of an old apartment in Torrevieja, Alicante province, the following points, items, and elements had to be modified and/or replaced:

- Repair of the building's exterior facade
- Complete replacement of existing wooden exterior carpentry with new PVC windows and doors with double thermal insulation glazing
- New partition walls in ceramic bricks and plasterboard
- Leveling with self-leveling mortar of the entire floor surface
- Complete replacement of electrical wiring, water and sanitation pipes, telecommunication and data lines
- Installation of centralized ducted air conditioning and heating with indoor and outdoor units
- Double-flow ventilation for habitable spaces and wet areas
- Complete redistribution of lighting, fixtures, and electrical outlets
- Alignment of walls for surface leveling before tiling in bathrooms and kitchen
- Plastering and leveling of all walls with plaster for a smooth matte finish, color of the client's choice
- Plasterboard false ceilings and vinyl stretch ceilings
- Installation of floating laminate flooring with high-quality synthetic laminate
- Supply, assembly, and installation of complete kitchen furniture with Silestone worktop and Bosch appliances.
- Application of wallpaper for decoration of bed heads in all bedrooms.
- Installation and assembly of new sanitaryware, faucets, shower enclosures, and accessories in both bathrooms
- Comprehensive waste management through construction waste containers
- Installation and assembly of solid wood interior doors, wardrobes, and new living room furniture
- Final cleaning after works and commissioning of all elements before final project delivery
The remarkable change and improvement of the property are evident at first glance. Now, the apartment has a more modern, spacious, and welcoming look. In addition to the new finishes and carpentry, attention should also be paid to details, such as new electrical appliances, air conditioning control panels, new luminaires in all rooms... The only space that has not been modified is the balcony, which could not be altered to avoid disturbing the general style of the building. The client was very satisfied with the project and the execution of all the works.
In conclusion, the works are completed, and the apartment of over 90 square meters has taken on a new life; it was a wise and justified investment.
